Vishal (Ajay Devgan), a stock analyst, and his wife Swati (Urmila Matondkar). The two are in search for a flat in Mumbai. Vishal finds the perfect place on the 12th floor of a high-rise apartment building. However, the apartment has a horrifying past. The previous occupant of the flat, a young woman had killed her child and jumped from the balcony and died. Swati learns about this incident shortly after moving in and becomes oddly fixated with the story. Then, a series of inexplicable experiences drive Swati to near madness. Vishal becomes helpless and convinced his wife has developed some sort of psychological disorder. He consults a psychiatrist, Dr. Rajan (Victor Banerjee). The couple's maid (Seema Biswas) believes Swati to be possessed, and calls in an exorcist (Rekha). Meanwhile, other seemingly unrelated events take place around the building. The watchman (Sabeer Masani) is being terrorized, one of the residents Sanjay (Fardeen Khan) is behaving erratically, and a murder occurs. Inspector Liaqat Quereshi (Nana Patekar) is sent to investigate the murder at the building. All the while, neither the psychiatrist nor the exorcist makes much progress with Swat。位于某个普通小镇的银杏杏丘小学，一如其他学校一样，关于旧校舍的怪谈引起孩子们最大的好奇。一年一度的暑假到来，2年级女孩美夏（米泽史织 饰）回家途中因忘带画具而返回学校，却意外看见一只会自己蹦跳的足球。美夏跟着足球走入旧校舍，一去不返。之后美夏的姐姐5年级学生亚树（远山真澄 饰）来到学校寻找，结果与将太（冢田纯一郎 饰）、研辅（热田一 饰）、阿一（町田升平 饰）以及6年级的香织（冈本绫 饰）被关在旧校舍内，走投无路，更遭遇了悬浮空中的红色妖怪。随着夜幕降临，各种恐怖的超自然现象接连在少年们的身边发生…… 本片根据常光彻的同名原作改编。。导演西蒙（张达明 饰）想要拍摄一部鬼片，于是委托助理阿梅（林雅诗 饰）寻找合适的拍摄地点。阿梅在荒郊野地里发现了一间尘封已久的古屋，是拍摄恐怖片的绝佳地点，在妥善移走了古屋中的骨灰坛后，剧组进驻古屋，开始了拍摄日程。 可是，在此期间，阿梅的身边开始接二连三的发生怪事，她的男友更是匪夷所思的丧生于车祸之中。被恐惧笼罩的阿梅找到了西蒙的女友珠珠（黎姿 饰），希望身为灵学专家的她能够替自己排忧解难。很快，珠珠就发现，当初骨灰坛里的恶灵竟然爱上了阿梅，不仅如此，它还附在了西蒙身上，想要和阿梅自杀“双宿双飞”。。
